EAGLE MANAGEMENT – TERMS AND CONDITIONS
Bookings
An initial reservation may be made by telephone, post, online booking form, or e-mail and will be held for seven days pending the return of the completed booking form and initial deposit. The submission or signing of the Booking Form and payment of the deposit by the party leader, confirms acceptance of the terms and conditions set out below and shall be binding on the person(s) booking and intending to occupy the premises.
Occupancy
No single sex parties will be accepted without prior approval.
No pets accepted.
For the comfort of guests, the villa is a
non-smoking home
; however smoking is permitted on the patio/lanai area. Please use the ashtrays provided. If guests smoke in our home the cost of fumigation will be deducted from your security deposit.
To ensure comfort, security and compliance with the Licensing Legislation, only persons named on the booking form may occupy the villa and any persons not shown on the booking form will be asked to leave.
Check in time is after 4:00pm
Check out time is before 11:00am

Rental Period
Any stays of 5 nights or less will incur a cleaning fee of $75/$85/$95/$105 or $140 depending on the size of the home occupied. The villa is available for occupation from 1600 hrs on the day of arrival and must be vacated by 1000hrs am on the day of departure. A later departure may be possible but may incur an additional charge and must be agreed, in writing, prior to commencement of the holiday.
Payment
A deposit of $250.00 is due within 7 days of your initial reservation, to be sent with your completed Booking Form. On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a receipt and confirmation of the booking.
Payment of the balance is due 6 weeks prior to your departure. On receipt, banking and clearance of your party’s final payment, we will send out your final instructions and information. If pool heat is required this should be requested at the time of booking. You can request pool heat on arrival in the US but this will have to be paid locally and will incur an additional management charge of $25 per day for electric heating and $40 per day for gas heating plus 12% resort tax. (this depends on the home chosen)
Accidental Damages
Your rental package includes a $45.00 non-refundable Accidental Damage Waiver which covers up to $1,500.00 in incidental damages during your stay. If you choose not to include this insurance in your package, you will be charged a $250.00 refundable security deposit. The security deposit will be refunded to your party within 45 days of departure, provided the management inspectors report no breakages, damages or missing inventory in the vacation home. We check all inventory prior to arrival and after departure and will advise you of any faults. This includes cleaning costs for spills, stains, etc. The client is held responsible for any damage or breakages that may be caused to the property or its contents and also for all items in the inventory during your stay. Any breakages or damage must be reported to the Eagle Management as soon as possible and before you vacate the property. At no time should any of the inventory items be removed from the villa.
We reserve the right to retain the security deposit (either in part or in full) to cover breakages, damage or missing items if you elect not to include the Accidental Damage Insurance as part of your vacation package. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required. NB, any fines incurred as a result of the dustbin being left outside will also be deducted from your security deposit.
We reserve the right to pursue a quest for recompense for any and all damages caused if you elect to decline the Accidental Damage Insurance, which may exceed the value of the security deposit, within 14 days of being served notice of same.
Florida
has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating areas, it can attract insects very quickly. Any costs incurred for additional pest control and/or cleaning may be passed on to you.
NO PET POLICY: The entire amount of the security deposit will be withheld is there are pets in the home if you choose to decline the Accidental Damage Insurance in your rental policy.
This is to indemnify us against additional charges in connection with your stay in one of our villas. These villas are privately and proudly owned and it is our responsibility to ensure the good condition and maintenance of each villa. Should there by any extra housekeeping required such as extraordinary excess garbage and the cleaning of carpets, missing items and damages, or phone charges (except locals and toll-free) and other charges related to the villa, then your deposit will be debited if you choose to decline the Accidental Damage Insurance. A representative of EAGLE will inspect the villa before and after each rental term and maintains a file on each villa and its contents. The villa should be left in a good condition. An information booklet with full details of the property is in each villa. Should you encounter any problems, please let us know in order to correct it. The villa is a
NON-SMOKING
villa and the cost to fumigate/purify the villa will be deducted from your security deposit if you choose to decline the Accidental Damage Insurance.
We appreciate that accidents/inconveniences do occasionally happen and it would be best for all concerned if the incidents can be sorted out during your occupation. Complaints received after guests’ occupancy periods will not be entertained.
Please keep the patio door closed at all times. It is a federal offense to tamper with the alarm to the patio door and the smoke alarms. It carries a penalty of $5,000 or 5 years imprisonment. If any alarm is not working or ceases to work then it is your responsibility to inform the office immediately. Please do not disconnect the alarms. Always keep the child safety netting in pool area erect (if any).

The person who signed the booking form must confirm all cancellations in writing.
Insurance
We strongly recommend that you ensure you have adequate Travel and Health Insurance for the duration of your stay, to cover eventualities such as cancellation, accidents, death, sickness, military orders, weather related travel delays and damage. We will not be held responsible for clients who do not purchase adequate travel insurance to cover unforeseen circumstances which may necessitate cancellation of your holiday, or cause additional expense to be incurred by you or members of your party. Please consult your Travel Agent or Eagle Management if you wish to purchase travel insurance.
Passports and Visas
It is the responsibility of guests to ensure that all those traveling in the party have complied fully with all passport and visa requirements in place at the time of travel. Any failure in this respect may result in your travel arrangements being amended/curtailed with consequential losses in respect of your villa booking. In such circumstances no liability attaches itself to the villa owner.
Liability
The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the pool, and villa. It is the responsibility of the adult members of the party to ensure that children are always properly supervised when in the pool, and deck area.
Force Majeure
The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control.
Complaints or Dissatisfaction
In the unlikely event of a complaint during your stay please contact the Management Company immediately. If the matter cannot be resolved you should contact the owner, in writing, within 14 days of the end of the rental period. If the problem has not been reported, as requested, to the Management Company the owner cannot accept any responsibility.
